· Your home will have its own web page, it will be blogged, & splashed all over the web. Buyers start researching 12-18 months prior to purchasing. When they start looking at individual neighborhoods, they are 3-6 months out from buying.
· In your home you will have beautiful Feature sheets with great pictures and exclusive benefit cards to show off your homes best features. We call the benefit cards a self-guided tour. It is one of our best selling tools.
· Outside in your information box, you have a 1-800 24 hr. hotline that captures buyer’s phone numbers and is sent to my cell phone and email before they are even done listening. The information sheet itself and the 1800 recording gives the buyers a small nibble about your home. Immediately, I call to see when they would like to see your home.
· Your home is advertised in the Virginia Pilot when you are first listed, when any changes are made to your listing, and held open. Open houses are up to you.
· You have a tremendous amount of exposure in Home Source Magazine. We advertise in this magazine until your home sells-imagine-every month you will be in print and advertised. It also has links to your online ad.

· Just listed postcards mailed out to neighbors (many times a neighbor may know someone wanting to move into the area)
Communication is at the top of our list
· We will keep you informed of the market changes and what it means to you. So, you will get every house listed on the MLS, any new listings, reduced listings, increased listings, expired listings, pending listings, and sold listings pertaining to your area.
· Also, we will keep you up to date with Shadow Inventory, Foreclosures, Appraisal Changes, Housing Stabilization, Home Affordability Program, and Mortgage Interest Rates by showing you current market statistics.
· We communicate with other agents in the area to get feedback on their listings. What is going on? Are they getting showings? Are they getting an offer and if so did they get close to asking price? What have they done to get the house marketable?
· We inform you every time an agent requests to show your home and call you with feedback. Keep detail records of everyone showing your home. Date, agent, agent company, agent phone number, buyer feedback and agent feedback.
· We provide you with statistical information on how many people are looking at your listing on each portal we utilize on the web. Getting that information and analyzing it helps us know what to do next.
