The foreclosure/short sale list is updated (www.724-1064.com).  I found some great deals in Ocean Lakes, Lagomar, Indian Lakes, the Oceanfront (Shadowlawn), and Alexandria. 

Indian Lakes has a 3 bedroom, 2.5 bath for $170,900! This is a single family home.

Ocean Lakes has a 2 story, 4 bedroom 2.5 bath with a garage at $225,000.

Lagomar has a home on the WATER that has 4 bedrooms and 2 bathrooms at $425,000.

Alexandria has a 2 story, 4 bedroom, 2.5 bath, over 2000 square feet, with a garage for $219,900.

Shadowlawn has a 3 bedroom, 2 bath, small home for $219,500.

Good news or bad news (if you are a seller), homes are very affordable, and mortgage rates should help keep the affordability quotient high. The 30-year, fixed-rate loan continues to average around 5.5%, while the 15-year fixed-rate loan continues to average around 4.9%. The really good news here is that rates should hold these levels heading into fall.
